Independent owner-side consulting · Northern Germany

Construction takes two years.
Operation takes thirty.

I represent the operations and user perspective in your construction project and make your building operations-ready and handover-ready – for building owners who operate themselves and for developers handing over to tenants, buyers and investors: planning- and construction-phase FM to GEFMA 116, commissioning management, CAFM implementation and FM service tendering – independent, conflict-free, life-cycle focused.

The 14 steps of GEFMA 116 – from the cost frame in “phase 0” to life-cycle cost control in operation.

Services

Five service lines – individually or combined

pbFM to GEFMA 116

The operator's perspective throughout your construction project – from needs definition (“phase 0”) through design, procurement and construction to handover and start of operation. As your independent FM planner / coordinator.

Commissioning management

The last mile decides: cross-trade functional testing, balancing, training, acceptance and handover support to VDI 6039 / VDI 6010 – so the building works from day one. Also available as external commissioning manager (IB-Manager) under AMEV recommendation No. 170 for German public building authorities and municipal companies.

CAFM selection & implementation

Vendor-independent from requirements to go-live: specification, business case (GEFMA 460), tendering, data concept (GEFMA 430) and implementation – for new builds and existing portfolios.

FM tendering & provider selection

Service quality and price are made in the procurement process: strategy, specifications to GEFMA 520, contract basis GEFMA 510, evaluation to GEFMA 502 – first-time outsourcing or re-tendering.

FM process optimisation

Six Sigma-based improvement of your FM processes: capture and measure the as-is, analyse root causes, improve together with your team and service providers, and anchor the results through recurring audits (DMAIC) – measurable, not anecdotal.
